The southwest tip of Sumbawa is a single, almost uninterrupted arc of white-sand bays framed by mountain ridges. For decades it stayed off the map — too remote, too quiet. That changed when the new Sekongkang–Maluk road network reached the coast and when the regional airport upgrade put Bali at forty minutes' flight away.

What used to be a two-day journey from Denpasar is now a morning. Starlink covers the whole bay. Power has reached the next village over. The frontier is closing — gently, but quickly.

A new airport has opened on this stretch of coast — the runway is laid, the terminal is up and the navigation aids are installed. For now it operates as a private-aviation and charter facility while the regulatory paperwork closes.

Commercial public flights are scheduled to begin in the months ahead. When that switch flips, the journey from Bali becomes a short hop — and every land valuation on this coast is pegged to that date.

The Lifestyle

Reef out front, Rinjani on the horizon

The water in front of the plot is reef-clear with patches of living coral and a consistent right-hand wave that breaks on the outer edge. On a clear morning you can see Lombok and the silhouette of Mount Rinjani across the strait.

There are no hotels along this stretch of coast. No traffic. No queues at the lineup. Just fishing pirogues at dawn and the same handful of surfers who already know.

Access is being built — now

A graded access road is already being cut from the main coastal road down to the plot. Earthworks visible on the photos are happening this season. By the time the regional airport opens its expanded route network, the road, power and water connections will be in place.

Indonesia does not allow direct foreign freehold of land, but it does provide a well-established structure: a foreign-owned company (PT PMA) holding the land under HGB title. We arrange the entire chain end-to-end.

HGB = 30 years initial term + 20-year extension + 30-year renewal. In practice, this is full operational control for the lifetime of the company.

We work with one notary office in Mataram and one Jakarta-based legal partner who specialise in foreign-held coastal property. You see every document before signing. Funds are held in notarial escrow.

How do I get to the plot from Bali?

Today: a one-hour flight Denpasar–Sumbawa Besar, then a 3-hour scenic drive across the island, or a flight to Bima with a shorter onward drive. From 2026 the expanded regional airport network puts the journey at roughly half a day door-to-door.

Can a non-Indonesian actually own this land?

Yes — through a PT PMA (a foreign-owned Indonesian company) holding the land under HGB title. This is the standard, fully legal route used by every foreign investor in Indonesian real estate. We set the company up for you as part of the transaction.

Can the 25,164 m² be subdivided?

Potentially, subject to survey, zoning, access and legal due diligence. The current offer is for the whole land asset: HGB 215 and HGB 216 together.

What about the access road in the photos?

That is real, ongoing earthworks. A graded road is being cut from the main coastal road down towards the beach. Completion is expected within the next construction season. Existing 4×4 access is already in place.

Can I pay in crypto?

Yes — the closing is conducted in IDR through the notary, but funds can be converted from USDT or BTC via a licensed Indonesian exchange. We've done this multiple times.

What is the asking price?

The asking price for the whole land asset is IDR 25B. The full investor pack, comparables and legal walkthrough are shared after an initial inquiry.

Is it safe to invest here?

Indonesia's foreign-investment framework around real estate is well-trodden — every Bali villa, every Lombok resort runs on the same PT PMA + HGB rails.
